Planning Permission Guarantee
We will reimburse you our fee if you do not obtain planning permission for a residential extension, outbuilding, loft or garage conversion (Terms and Conditions Below).
How It Works
Planning permission is never guaranteed, and we understand how difficult it can feel to invest in professional services without certainty of the outcome. The planning process can be complex, which is why choosing an experienced consultant from the outset is so important.
We’re confident in our approach and our understanding of planning policy. That’s why, if we’re unable to secure planning permission for your proposal after up to two planning submissions, we will reimburse our fee. We always aim to achieve approval on the first submission, carefully balancing what you want to build with what is most likely to be supported by planning officers.

Terms & Conditions

Only Jagma fees will be reimbursed. The cost of the planning application will not be reimbursed.

Fees will be reimbursed after two planning submissions have been made and were refused.

The guarantee will only apply if it was included within the fee proposal.

The guarantee does not apply to the following proposals:

Any commercial building/project
-
Converting residential dwelling into flats or HMO
-
Listed buildings
-
New builds
-
Change of use
-
Retrospective planning submissions

Only valid if planning advice Jagma provided was followed. If the client decides to ignore recommendations Jagma provides and would like us to submit a proposal that we feel is unlikely to be approved the guarantee will be made void.

On some occasions obtaining approval for all parts of an extension and/or loft/garage conversion are split into different planning applications. In this instant if we are only able to obtain planning approval for one part but not the other, we will reimburse you half of our fee. If nothing was approved, then the full fee will be reimbursed.

A refusal means a formal refusal decision issued by the local planning authority. Planning approvals subject to conditions do not constitute a refusal.

Any eligible reimbursement will be issued within 14 days of the final planning refusal decision.

The guarantee is valid provided the project progresses within a reasonable timeframe. Extended delays, changes in brief, or inactivity outside of Jagma's control may invalidate the guarantee.

If after receiving a refusal decision and you decide to appeal a planning decision, then either one of the following will apply:

If the appeal is dismissed, then this will count as one planning refusal

If an appeal is upheld, then this will count as a planning approval

Additional fees associated with making an appeal are not covered under this guarantee.

The guarantee does not apply where planning refusal results from changes in local or national planning policy introduced after the design process has commenced.

The guarantee does not apply where a refusal is caused by legal, ownership, or third-party constraints outside of Jagma's control.
