Full House Transformation, Side Extensions & Garage Conversion

A complete redesign and refurbishment that transformed an existing family home through carefully considered extensions, internal alterations and a more practical use of space.

The Project

The brief for Sutherland Avenue went far beyond simply adding more space.

The client wanted to completely transform the existing property, creating a larger, more practical family home while ensuring that the new extensions felt like a natural part of the original building.

The project included a double-storey side extension, single-storey side extension, garage conversion and extensive internal alterations, alongside the refurbishment and modernisation of the entire property.

The existing rear extension was also transformed with new rooflights and four-panel bi-fold doors, creating a much brighter connection between the house and garden.

The Challenge

More Space. Better Flow. A Design That Felt Like It Belonged.

 

With the property standing empty, time was an important consideration. The client wanted to progress through planning promptly and needed a design solution that made the most of the property without pushing the project beyond budget.

Just as importantly, the extensions needed to integrate seamlessly with the existing house, rather than appearing as obvious additions.

The client was also looking for continuity throughout the design process, from the initial concepts and planning drawings through to the detailed construction information required by the builder and Building Control.

A loft conversion was initially considered as part of the project, but was ultimately removed to keep the overall scheme cost-effective.

Stage 1 - Planning & Design

Finding the Right Solution

Rather than beginning with one fixed proposal, we developed a number of design options to help the client explore what could realistically be achieved within the property and budget.

The final scheme used two different extensions to solve different requirements within the home.

The single-storey side extension created space for a ground-floor bedroom with its own en-suite and extended the hallway. This provided a flexible guest bedroom while also creating accommodation suitable for an older family member or someone with reduced mobility.

On the opposite side of the house, the double-storey extension allowed the kitchen to be significantly enlarged at ground-floor level while creating space for a generous new family bathroom upstairs.

The original bathroom could then be repurposed as an en-suite for the master bedroom.

Stage 2 – Construction Detail & Compliance

Once the design had been established, the project progressed into the technical stage.

Detailed construction drawings were developed to provide the information required for Building Control and to give the construction team a clear basis from which to build the approved design.

Having both stages handled as part of one coordinated service meant the original design intent could be carried through into the technical details rather than the client having to start again with another provider.

Making Every Part of the House Work Harder

The project wasn't simply about increasing the footprint.

The existing garage was converted into a practical utility room, while extensive internal alterations improved how the different spaces worked together.

At the rear of the property, the existing extension was modernised with rooflights and four-panel bi-fold doors, flooding the space with natural light and creating a much stronger connection with the garden.

The result is a home that feels considerably larger, brighter and more cohesive without losing the character of the original property.

The Result

The completed project delivered considerably more usable space while retaining the character and proportions of the original home.

 

A larger kitchen and improved living spaces transformed the ground floor. The new bedroom and en-suite introduced greater flexibility, while the first-floor alterations created a substantial family bathroom and private master en-suite.

 

Outside, improvements to the rear of the property and garden completed the transformation and created a much stronger relationship between the house and its outdoor space.

 

The project took approximately 12 months to complete, reflecting the scale of the full-house refurbishment.

 

Most importantly, the relationship didn't end when this project was finished, the client has since returned to Jagma for another property project.
